Financing

Finance your home your way.

Whether you're building a primary residence or adding an ADU, ESC Homes gives you room to choose. Work with one of our trusted lending partners — or bring your own bank or mortgage company. Because our homes are built like any traditional home, they're financeable like one too.

Lender-Friendly by Design

Financeable like any traditional home.

Every ESC home — primary residence or ADU — is stick-built on a permanent foundation. That means it's considered real property and can be financed through virtually any mortgage lender, just like a site-built house. No specialty financing hurdles, no manufactured-home restrictions.

Real property, not personal property

Permanent foundation means it's financed and appraised like a conventional home.

Works with any lender

Conventional, FHA, VA, USDA, construction, and home-equity products can all apply.

Loan Options

Two homes, two ways to fund them.

Primary residences and ADUs are usually financed differently. Here are the common paths for each — your lender will help you choose the right fit.

Building a home to live in
  • Construction-to-Permanent LoanA "one-time close" that funds the build, then converts to your mortgage.
  • Conventional MortgageStandard home financing once the home is complete and appraised.
  • VA & FHA LoansGovernment-backed options — VA for eligible veterans, FHA for lower down payments.
  • USDA Rural LoanFor eligible properties in qualifying rural areas of Virginia.
  • Land + ConstructionFinancing that covers buying the lot and building on it.
Accessory Dwelling Unit

  • Cash-Out RefinanceRefinance your mortgage and pull cash out to build.
  • Renovation LoansFHA 203(k) or Fannie Mae HomeStyle loans finance the ADU as a home improvement.
  • Construction LoanDedicated financing that funds the ADU build on a draw schedule.
  • Cash or Personal LoanPay as you build, or use an unsecured loan for smaller footprints.

FAQ

Financing questions.

Can I use my own bank or lender?

Absolutely. Any mortgage lender can finance an ESC home. Bring a bank, credit union, or mortgage company you already trust — or let us connect you with one of our partners.

Does ESC Homes provide the loan?

No — we're a licensed builder, not a lender. We connect you with trusted lending partners and work smoothly alongside whichever lender you choose.

Can I finance an ADU with my home's equity?

Often, yes. Home equity loans, HELOCs, and cash-out refinances are among the most common ways homeowners fund an ADU. A lender can help you see how much equity you can use.

Are ESC homes eligible for VA, FHA, or conventional loans?

Because our homes are stick-built on permanent foundations, they're treated as traditional real property and are generally eligible for conventional, VA, FHA, and USDA programs — subject to each lender's and program's requirements.

How do I get started?

Schedule a conversation with our team. We'll walk you through your options, point you to a lending partner if you'd like one, and help you get pre-qualified so you know your budget before you build.
