Right now, ESC Homes builds in Virginia — with a focus on Northern and Central Virginia and surrounding areas. As we grow, we’ll announce additional regions where the ESC Cottage Collection will be available.

We can do both. If you already own land, we’ll review zoning, access, and site conditions to confirm which cottages will work best. If you don’t own land yet, we can help you locate and evaluate potential properties in Virginia that match your budget and goals.

ESC Homes is intentionally simple: we offer five core cottage plans (each with a tiny version). Within each plan, there are curated options and upgrades, but we don’t do full custom from scratch. This keeps design fees, build cost, and decision fatigue lower — while still delivering an architecturally beautiful result.

Timelines vary by lot conditions, permitting, and selected plan, but most ESC cottages take roughly 4-6 months from permit to completion once design, financing, and selections are finalized. The smaller footprint homes take 1-3 months to complete. We’ll walk you through a realistic timeline for your specific location.

We design for real people who want modern, efficient living — singles, couples, small families, multi-generational households, downsizers, and investors. If you care about design, function, and long-term value more than square footage alone, you’re our kind of buyer.

The “Tiny” versions can be used as full-time residences or as accessory dwelling units (ADUs), depending on local zoning. They’re designed as real homes — with the same architectural language and quality as the larger versions. We’ll help you understand what’s allowed on your specific lot.

Each cottage is designed with a smaller footprint, efficient layouts, large natural light capture, and options for energy-efficient systems, EV charging, smart controls, and low-maintenance exterior materials. The goal is to lower lifetime operating costs and environmental impact without sacrificing comfort or design.

Yes. Most buyers use conventional construction-to-permanent loans, VA, or other standard financing options. We can connect you with lenders familiar with new construction and smaller footprints, and if you’re doing a 1031 exchange we can coordinate timelines with your tax and legal advisors.
