Plan Selection, Edits & Elevation
We identify which permit-ready plan fits your county and lot. Any adjustments to size, layout, or elevation are finalized before we move to permitting.

Water, Sewer & Power
We coordinate all utility connections to your new dwelling — water, sewer, and electrical — so your cottage is ready to live in from day one.

Permits
We submit and manage the entire permit process with your county. Our permit-ready plans are designed specifically for Northern Virginia jurisdictions — shortening approval timelines significantly.

Build, Certificate of Occupancy & Move In
Once permits are in hand, our crew breaks ground. ESC cottages are stick-built on permanent foundations — and thanks to our construction process, your cottage is ready in under 30 days from permit delivery.
We obtain the Certificate of Occupancy and hand you the keys. That's it — you're done.
